The Del Mar Resort Specific Plan Area is located in the northwestern portion of the City of Del Mar on the coastal bluffs, south of Border Avenue and west of Camino del Mar; the site totals approximately 16.5 acres. The PDC team provided due diligence, survey services, civil engineering, and permit processing services for this complex entitlement effort. The multiple-building resort facility includes 251
hotel rooms, 76 branded villas, 11 low cost visitor-serving rooms, and 15 affordable housing units. The resort includes a main hotel building on the northeast portion of the project site, as well as individual hotel guest rooms and residential units throughout the center of the project site.
The resort is accessed from Border Avenue and resort amenities include space for events and conferences, restaurants, ancillary retail shops, a fitness center and pool/spa, and public recreational amenities. Public access to the coastal bluff will be constructed, which will consist of a paved multi-use trail around the resort. Vehicular public, resort, and private villa parking will be provided on-site within
subterranean parking garages.
The Del Mar Resort will provide a multitude of community benefits including revenue sharing in perpetuity as an endowment to the city for sand replenishment and beach preservation in the community, on-site affordable housing and on-site low cost visitor-serving accommodations to help achieve the city’s housing goals by providing affordable housing options, and the provision of public accessibility
to the bluff. Importantly, sustainability will be a shared theme in the design, architecture, and operation of the resort.
